The Mutation Certificate (also called Dakhil-Kharij or Namantaran) is the process of changing the recorded ownership of a property in the local municipal or land revenue records after a sale deed, inheritance, or gift deed. Without mutation, the new owner cannot pay property tax or access government schemes linked to the property.

These are available online through state land record portals (MahaBhulekh, Dharani, Bhu-Naksha, etc.). The Property Tax Receipt is a crucial document for proving legal possession and for updating Aadhaar address records.
